I spoke with someone at the National REIA Conference last week.

Adrien shares, “Real estate has been a passion of mine since I was a teen after seeing my uncle purchase and manage several small multi-family properties. I became a landlord by default in 2012 when I turned my personal residence (which was heavily upside down) into a rental.

In 2015, I was introduced to wholesaling and it caught my attention as a way to get into real estate without a lot of my own money. I did 3 deals that fall and was hooked. I quit my sales job of 8 years to go full time in January 2016. My goal was to build the largest wholesaling business in NW Indiana.

Since then, I’ve completed over 150 wholesale transactions, dozens of flips, and loaned on several projects for other investors. I received my real estate license in July 2017 and have closed over $5M in sales so far. In addition to doing dozens of deals a year, I enjoy teaching and mentoring others in real estate investing. My big hairy audacious goal is to build a rental portfolio of over 1500 doors in large multi-family complexes.

The NICIA is hosting its annual Picnic Event. All current NICIA members and their families are invited. Guests and their families are welcome for a small fee. Pre-registration is encouraged.

Each year the NICIA hosts a couple of social events.  The annual picnic is our summertime event for relaxation and networking opportunities.  We plan to start at 12:00 noon and encourage you and your family to spend an afternoon with other real estate investors.  There will be grilled food, games for the kids, and plenty of networking opportunities. We’ve requested a sunny day and are looking again at renting a bouncy house for the kids.  We are lining up a couple of other games too.  Please bring a dessert or side dish to complement and round out the selection of grilled meats.  Pre-registration is encouraged.  If you are unable to register please email members@nicia.org with the number of adults and children attending.

Guests may attend with their family. All guest attendees over the age of 12 (13 and older) will be asked to contribute $5.00 each to help defray the costs.  If you would also like to bring a dessert or side dish please feel free to do so. Please email members@nicia.org if you will be attending.

Presenters: Timothy Brown

Timothy Brown, the Executive Director of the Lake County Community Economic Development Department will be presenting to NICIA, relevant information around Lake County Development programs that can help benefit your investment efforts.

The Lake County Community Economic Development Department oversees 1.8 million dollars in federal funds each year for Community Block Grant Project, HOME Buyer Assistance, Emergency Grants, and Home Rehabilitation Loan all for Low to Moderate Income Residences and New Residents in the 17 Cities and Towns in Lake County and unincorporated Lake. The LCCEDD also over sees the Economic Development Commission in helping to fund new businesses in Lake County with Land, Building, and Equipment purchases.

Jim Banks has been investing in Probate Real Estate and Probate Personal Property for over 30 years as well as being a Real Estate Broker for over 30 years.

He started his real estate career with fixer-uppers then moved into tear-downs and building two story homes.

Jim is the creator of the Probate Investment System “MR. Probate” and has lectured and taught nationally, as well as internationally for decades.

His educational pursuits include attending Indiana University as an undergrad, and a graduate of the University of Southern California and the West L.A. Law School.

So what is probate, you might ask? Probate is the governing process for the distribution of a person’s assets after they pass away. Many investors stay away from probates because of their lack of education. This breeds fear—a fear of the unknown. However, a fear of the unknown is the same as going into a dark house. If you turn the light on, the fear goes away.

Just as other professionals have specialties, attorneys do as well. However, very few would specialize in probate. Instead, they specialize in personal injury, corporate law, tax law or something more traditional. Attorneys usually take one probate course in law school—estates and wills. As a result, the majority of the attorneys of record that are handling probate cases are doing so because they handled other matters for the deceased, such as, divorce, corporate matters, traffic tickets-etc. Probate, however, is not their area of expertise.

As a result, probate cases can take an unnecessarily long time to settle. For those left behind, an extended probate can be a trying experience. But, an investor, who is able to help settle the estate, can provide a welcomed solution for the heirs and becomes the proverbial hero riding in on a horse wearing the white hat.

Often, one of the concerns for the heirs is converting the estate to money to help cover bills and other expenses. A probate investor can help shorten the average time to settle the probate. Probate investors can cut cost and bring closure to the estate sooner for the sellers, as a result, sellers are grateful to work with probate investors and often sell the property at a price that benefits both parties which can be below fair market value.

Another benefit of probate real estate is the constant supply and, if purchased CORRECTLY, has little to NO competition because, if pursued correctly, the address has never been in print.  And there is no greater MOTIVATED SELLER than someone who has inherited a probate property!

Jim will teach us how to find and invest in Probates (THE SECRET REAL ESTATE) the “correct” way before anybody else knows the property is for sale.

Steve has been very involved in many organizations in the Michiana community.  He presently serves on the Board of Directors for the Real Estate Investors Association of North Central Indiana (REIA-NCI), and the Governmental Relations Council of the Home Builders Association of St. Joseph County. Steve has also served on the St. Joseph County Area Plan Commission.

Gina Bell is the Volunteer Coordinator and Life Coach for Habitat for Humanity of Northwest Indiana. When Gina was growing up a small pink brick Habitat home was built in her small Chicago Heights neighborhood. That little pink brick house was a symbol of a growing community, team work, and generosity.  Years later, Gina felt as though she was coming home as she accepted the position with Habitat for Humanity.  She’s an IIN Graduate and has been involved in volunteer management for the past six years; bringing new ideas and creativity to the growing affiliate.  She works with Habitat partner families, encouraging them to follow their dreams and finding a clear vision of their future paths in life. Gina encourages everyone to get a 64 count box of Crayola crayons and color outside the lines of life.

Rick Johnson has been a resident of Northwest Indiana for the last 23 years and a Retail Store Manager for over 25. He has served companies such as: Crown Books, Walden Books, and Game Stop; and more recently finding his way to Habitat for Humanity of Northwest Indiana. During his past retail experience, Rick has successfully taken a closing store from shutting its doors to bringing in 2 million dollars annually over four years.  Rick says, “In the retail world, I love connecting with customers one on one. Many towns and cities in Lake County are imposing ever increasing landlord licensing fees.  These fees started at $10 to $20 per rental unit in the early 2000s, but have mushroomed to amounts of $80 to $300 per rental unit today.  Further, the towns and cities collecting these fees use these funds to impose further restrictions or inspection requirements on landlords.

NICIA will be hosting an open forum featuring guest speakers Indiana state legislators Hal Slager and Rick Niemeyer to discuss ways to limit or ban local towns and cities from imposing these unfair fees. All landlords should attend this. Meet representatives Hal Slager and Rick Niemeyer and explain to them why you, as a landlord, believe Indiana should ban these fees.  This event is free and open to the public.

Meeting information

NICIA meets on the second Thursday  of every month. This is a great way for new investors and experienced investors to come together and share information and experiences with other likeminded individuals.

Legal issues affecting our members are also discussed, such as recent pending state and federal legislation on lead paint , landlord and tenants rights and investing.Members are allowed to promote their wholesale deals and related services either prior to the presentation or afterwards and are encouraged to network with their peers after the meetings.Our Program Director’s goal is to find and invite local and sometimes nationally recognized speakers to present relevant information about the various aspects of investing in real estate, landlording and tenants, purchasing and selling and other topics of interest.

Occasionally, we will have open forums and discussions about general topics relevant to real estate investor businesses and anyone in attendance can ask for advice or provide info relevant to our group. For the general membership meeting, doors open at 6:00 PM and meetings start at 6:30 PM CST. Social events are planned around a Summer picnic and end of the Year Holiday event.
